This goes beyond simply setting a market-based asking price. While achieving a good sales price is often the main goal, solid advice and open, honest communication are just as crucial.

Step by step, our entire process!

  • Initial interview

    We start with a personal conversation to discuss your wishes and expectations. We are happy to come to the property so that we can see it in person. We find it important to hear your story and create a plan based on that. No two homes are the same, and no two sales are the same either. Selling with us follows a streamlined process with clear and honest communication, so there are no surprises for you, the buyer, or for us.

  • Advice for sales

    Based on the first meeting and our inspection of the property, we present our sales advice. This includes the asking price, how we determineted the asking price, a proposed timeline and any useful tips for preparing the property optimally for sale.

  • Sign terms of assignment

    Even though we always enter a collaboration with full confidence, we are legally obliged to draw up an agreement. In this agreement, we record our arrangements and you will also be introduced to our online signing system, which we also use for signing the purchase agreement.

  • Recording of living space & information collection

    The property is always photographed professionally and officially measured. The photos are the property’s first business card, and the official measurement ensures that we know exactly what the living area is. This is crucial, because you want to sell precisely what you have. If necessary, we can also arrange an energy label so that everything is complete for the sale. Once we have received all relevant information about the property from you, we can start drafting the listing.

  • Advertising

    We will put your property on the market in every possible way. This naturally includes Funda, our own website and our social channels. From the moment the listing goes live, we collect all responses and then schedule the viewings.

  • Viewings

    Where possible, we cluster the viewings so that the process is efficient for everyone. It is good to know that we always conduct one-on-one viewings. This is not only pleasant for the interested buyers but also for us. It allows us to give the right amount of attention and highlight all the features of the home. We also have ample time to answer all questions. The better we can tell the story of your home, the greater the chance that someone will be interested. Thanks to our technical knowledge, we can also provide that little bit of extra insight into the condition of the property. This does depend on the information you provide as the seller.

  • Negotiations

    The next step is negotiating the price. Depending on the level of interest and the number of offers, different strategies may be used. We always discuss these with you so that we can make the right choices together. We value open communication and will never act without your permission.

  • Sign purchase agreement

    Once an agreement has been reached, we draw up the purchase agreement. After clear alignment and the opportunity to answer any questions, the purchase agreement is signed digitally. It is also possible to sign the agreement in person at our office or at your home. We are flexible and adapt to the wishes of both you and the buyer.

  • Process monitoring

    The buyer may have included conditions precedent in the agreement. We monitor these, guide the process and take action where needed to make sure everything goes smoothly. This is the final step on the way to the key handover.

  • Key transfer

    When everything has been arranged, the moment has arrived: the key handover! At the time of handover, we walk through the property one last time to record the meter readings and check whether everything is as agreed. We then head to the notary. There, the deed is executed and it is time for champagne (or coffee)!
