Your dream home, our expert purchasing advice

“The neighbour’s house sold for €75,000 above the asking price.” This is often the first thing you hear when you start looking for your dream home. Is there always overbidding? No, definitely not. Whether overbidding is necessary depends on many different factors. These factors may seem obvious. Often people assume that a home in a prime location or with an excellent condition automatically requires a substantial overbid. This is not always the case. In the end, everything depends on the asking price of the property.

Even though we are all getting smarter, it has become more difficult than ever to understand the housing market. And this is just one part of the entire purchase process.

With our purchase guidance, we can provide you with the right advice at every step. We are convinced that, especially in today’s market, a purchasing agent can make the difference between a good deal and a nightmare. On this page, you will find our step-by-step plan to guide you optimally in your search for your dream home.

If you choose us as your purchasing agent, you have an advantage over a house hunter without one.

Step by step, our entire process!

  • Informative introductory meeting

We start with a personal conversation to map out your wishes and expectations. Thanks to our knowledge of the market, we can immediately indicate whether your search requirements are realistic. During our introductory meeting, we already provide several pointers to help you better understand the housing market.

  • The search

We are honest in our advice – including about what we do not do. And that is searching for your dream home for you. That may sound strange and perhaps exactly what you expect from us. But in today’s digital world, it is much easier and faster to search for yourself using the Funda filters. Of course, our network can help you find your dream home more quickly, and thanks to our connections we can often still arrange a viewing when it seems fully booked. But you are the one in the lead when it comes to searching for your new home.

  • Viewings

We accompany you to the viewing. During the viewing, we determine together whether this is indeed your dream home. We can assess the property thoroughly. Because we also have a technical background, we can advise you on the structural condition and potential renovation costs. This can be crucial for the rest of the process. If, for example, you are so enthusiastic that you overlook the fact that there is asbestos in the roof, we will point out the associated risks.

  • Value advice

If the viewing has gone well and you are ready to make an offer, the big question follows: “How much should I offer?” Based on our knowledge of the market and our experience, we can give you a market-based recommendation. We do not just tell you what amount to offer; we also explain how we arrive at that figure. This way, you gain more insight into the housing market yourself.

  • Check purchase agreement

In the real estate world, we are very good at using legal jargon in agreements. Unfortunately, this often results in a purchase agreement that is difficult to understand. The provisions included may be standard, but that does not make them any less important to check. After all, this is one of the most expensive purchases of your life. We make sure to check the purchase agreement and explain it in clear and understandable language so that you can sign with confidence.

  • Process guidance

Once the purchase agreement has been signed, various other matters must be arranged, such as the valuation report, mortgage, notary and any structural survey. We guide you through this process up to the key handover. You are always welcome to contact us during the process.

  • Key transfer

When everything has been arranged and the day arrives on which you become the owner, an inspection of the property will first take place. During this inspection we check whether the property is in the same condition as at the time of purchase and we record the meter readings. If everything is in order, we go to the notary to sign the deed. From that moment at the notary, you are officially the owner of the property and the living and/or renovation fun can begin.
